ou may be wondering what qualifies me to speak with authority about finding a real estate agent. I don't blame you and I would ask the same question. Here is the answer. For more than 28 years, my husband and I have helped people buy homes. For the majority of my adult life I have been involved in the purchasing and financing of single family homes. I was a licensed real estate agent in the first part of my career and the owner of a mortgage company the last part of my career. Most people will buy one home, maybe two. Some might be involved in buying a third home at some point in their lives. In most cases you are going need the services of a qualified real estate agent. That is why picking the right broker is so important. Rather than give you a lot of rules about qualifying your agent, I am going to explain what I personally look for in a real estate agent.
First I look for someone I like. Buying a house can be difficult and exhausting at times so why complicate it by employing a real estate broker you don't feel comfortable with. This may seem insignificant but I see people all the time try to work with agents they don't like. When the transaction is over they complain for months and years afterward how they didn't appreciate their agent. I believe that buying a home should be fun and exciting. After all it will probably be the most significant and most expensive purchase that you are ever going to make. So why not work with someone that you feel comfortable with since you are likely to be in contact with them on a daily or weekly basis for several months. Second I am looking for an agent who has my best interests in mind. But how do I know if a real estate broker is truly interested in my personal well being and not simply concerned with making the sale? There are several indications.mcdst training Does this agent listen to me? If your agent doesn't directly address your concerns and questions, this may not be the real estate agent for you. Does your prospective real estate representative talk first and ask questions later? This is another indication of whether your best interests have been kept in mind. The most important point to understand about agents, of course, is that they are only compensated if a sale goes through. So, like any profession paid by commission, the agent has a strong incentive to see you close a deal. This pressure can at times cause some agents to push a little too hard - and yes, to even distort or color information that may be relevant to your decision to sell or buy.
Has anyone else noticed how agents will show you higher priced homes? Recently, when looking for some property, I told an agent that I wanted something with 30-40 acres, with a house, and out buildings for around $350,000 +/- $40,000. She told me, "nothing like that out there". What got me is when I searched MLS on my own I found property in that price range!
This is why I refuse to sign an exclusive contract as a buyer with a real estate agent, especially in the current market. I recently encountered the same scenario you are describing. I had talked to a couple different agents and some of them could find properties meeting my needs that would be in my price range.
For a couple of them I suspect that it was because they did not know the area at all. So when they searched MLS they did not include nearby towns. For example, lets say I was looking for a place near Foley, MN and I was working with an out of area agent (not uncommon since many people move because of relocations). This out of area agent would search "Foley, MN" not knowing that if they included "Foreston, MN" that they would find lower priced properties. Foreston is just up the road from Foley but also in another county and many agents will search by county. The problem here obviously is that the agent should have bothered to look on the map! However, during the hot market a lot of people were drawn to real estate who had no business being there since when the market is hot anybody can sell.
However, there are some out there that seem to be more interested in earning a higher commission then they are about meeting their client's needs!
The way I operate is I contact agents and advertise that I am looking for a home. The agent who contacts me with a viable property is the agent who will get my business. I am fully willing to sign an exclusive representation contract for a specific property. Not all agents are bad however there are enough of them out there that its easy to run into them. It is even worse when you are trying to sell your home and your agent is doing all he could do to sell it!

I suggest looking my way as I have been in the business 20yrs. and learned a long long time ago the quickest way to loose a client is not listen.
